The Plan

Stuart & Alexandra purchased the property from Luke & Jim approx 18 months prior, as an investment. Following the recent sale of unit 14 for $750,000 in the same complex Stuart & Alexandra decided to be opportunistic and sell.

 

The Process

The plan was to show the property to the under bidders of apartment 14, as the property was recently tenanted and a smooth sale was essential. The plan was to go to auction, should the under bidders not show interest.

The Result

Following an inspection with two of the under bidders from unit 14, the property sold for $762,000 prior to going to market. The competition of the forthcoming auction was core in achieving the best price in the market. The buyer had to pay a premium, unconditionally, to secure the property prior to auction.
