Absolute river frontage without the price tag!
The Plan
Millie purchased the property a little under 18 months ago with the plan to move into the property. Circumstances changed, the property was rented for 16 months, following which the tenants vacated and Millie decided to sell.
The Process
The property was cleaned, professionally staged, and prepared for sale. An auction campaign was chosen, as achieving the best price on the best terms was most important to Millie. Time on market was not important. Realestate.com.au, professional photography and access to the Ray White buyer database were the focus of the marketing campaign.
The Result
A four-week auction campaign was planned, however following the first open home, 12 groups inspecting, and 4 offers received, the property sold before auction for $751,000; being $166,000 more than Millie’s purchase price less than 18 months before. Note, that no renovations or upgrades were undertaken. The competition of the forthcoming auction was core in achieving the best price in the market. The buyer had to pay a premium, unconditionally, to secure the property prior to auction.
