The Plan
Tim had purchased the apartment as an investment. With the tenants lease soon to end, Tim looking to take advantage of the market, prepared the property for sale.
An auction campaign was chosen, as achieving the best price in the market, on the best terms was important to Tim. Timing was not. A 30 day settlement was preferred, however settlement dates were flexible
The Process
An extensive marketing campaign was planned including professional photography, both realestate.com.au and domain, to ensure the property was marketed both locally & interstate. A targeted buyer campaign focused on buyers who had inspected apartments / units in 4101 (Highgate Hill, West End) in the last 90 days with budgets between $900,000 – $1,250,000 through Ray White West End, was also a key marketing strategy.
The Result
Prior to going to market formally, a VIP inspection was run. Buyers were advised that the property was formally going to market in the coming days and an auction date set. Following positive feedback from buyers, a pre-market offer was accepted. The apartment sold for above Tim’s expecations $1,045,000
