The Plan
Glen & Robyn had purchased the property as an investment in 2002. Following 20+ years of long term tenancies, Glen & Robyn decided to divest and the property was vacated, cleaned, minor repairs attended to, then professionally staged and prepared for sale.
An auction campaign was chosen, as achieving the best price in the market, on the best terms was important to Glen & Robyn. Timing was not. A 30 day settlement was preferred, however settlement dates were flexible
The Process
An extensive marketing campaign was planned including professional photography, professional staging and both realestate.com.au and domain, to ensure the property was marketed both locally & interstate. A targeted buyer campaign focused on buyers who had inspected apartments / townhouses in West End in the last 90 days with budgets between $1,000,000 – $1,500,000 through Ray White West End, was also a key marketing strategy.
A four week auction campaign was planned. The week of the auction, the property sold prior for $1,370,000; being above the sellers expectations. The competition of the forthcoming auction was core in achieving the best price in the market. The buyer had to pay a premium, unconditionally, to secure the property prior to auction.
The Result
Sara, the buyer, first inspected properties with Ray White West End in February 2025. Sara continued to inspect properties, townhouses and houses on small blocks. Following a few month break from their property search, Sara was contacted to inspect the new listing at 22 Hoogley St which met Sara’s buyer match requirements. Lisa submitted an offer early in the campaign, which was subsequently increased to secure the property prior to auction. The competition of the auction and the market activity / social proof at open homes was key to Sara securing the property on terms & conditions acceptable to the Sellers
