Prestige Enclave Living in West End
The Plan
Neel & Mita bought off the plan and settled less than 12 months ago. Following purchasing another apartment, they decided to sell their Enclave investment. The property was rented for 12 months, following which the tenant’s lease was not renewed and the property was placed on the market for sale.
The Process
Achieving the best price in the market was most important to Neel & Mita, and as such an auction campaign was decided upon. The apartment was professionally styled and an extensive marketing campaign was implemented including a social media presence with video, both realestate.com.au and domain, to ensure the property was marketed both locally & interstate. A targeted buyer campaign focused on buyers who had inspected luxury two plus bedroom apartments in 4101, through Ray White West End, was also a key marketing strategy.
The Result
Following a four-week auction campaign, 79 buyer inspections, 5 offers, the inroom auction featured registered 6 bidders. The property was passed in at auction and an Offers Over $1,175,000 campaign was implemented. The property sold at the next open home for $1,200,000. Apartment 30001, a similar apartment next door sold for $1,005,000 three months later. Apartment 30001 was sold via an Offers Over $950,000 campaign by another Local Agent, a 16% discount to the sale of apartment 30005 sold via Auction
