The Plan

Tenee purchased the property through Ray White West End approx 3 years prior. The property remained a rental for the period of ownership. Looking to take advantage of the market, the property was prepared for sale. Planning included speaking with the tenants, designing a suitable sale strategy and virtually staging the apartment

An auction campaign was chosen, as achieving the best price in the market, on the best terms was important to Tenee. Timing was not. A fixed 30 day settlement was preferred, however settlement dates were flexible

The Process

An extensive marketing campaign was planned including professional photography and both realestate.com.au and domain, to ensure the property was marketed both locally & interstate. A targeted buyer campaign focused on buyers who had inspected apartments in 4101 (West End, South Brisbane & Highgate Hill) in the last 90 days with budgets between $700,000 – $800,000 through Ray White West End, was also a key marketing strategy.

 

The Result

A four week auction campaign was planned however the first inspection generated 16+ buyer inspections and an unconditional offer of $780,000; being 72% growth in a 36 month period. The competition of the forthcoming auction was core in achieving the best price in the market. The buyer paid a premium at auction to secure the property
