The Plan
Jean & Jerry had purchased the from Luke & Jim and call the apartment home. Looking to upsize into a home, the property was vacated, cleaned and prepared for sale.
An auction campaign was chosen, as achieving the best price in the market, on the best terms was important to Jean & Jerry. Timing was not. A 30 day settlement was preferred, however settlement dates were flexible
The Process
An extensive marketing campaign was planned including professional photography, digital staging and both realestate.com.au and domain, to ensure the property was marketed both locally & interstate. A targeted buyer campaign focused on buyers who had inspected apartments / units in West End in the last 90 days with budgets between $1,000,000 – $1,500,000 through Ray White West End, was also a key marketing strategy.
A four week auction campaign was planned. Following the second inspection, the property sold prior to auction for $1,270,000; being above the sellers expectations. The competition of the forthcoming auction was core in achieving the best price in the market. The buyer had to pay a premium, unconditionally, to secure the property prior to auction.
The Result
Lisa, the buyer, first inspected a property with Ray White West End in October 2024. Lisa continued to research for a further 3-4 months, before actively attending open homes and auctions. Lisa was the underbidder of a property on Bailey St and was also interested in a 3 bedroom on Kurilpa St. Luke & Jim continued to work with Lisa and when a property in Gardens Riverside that met Lisa’s requirements Lisa was one of the first called. Lisa attended a VIP inspection, prior to the property being launched to market. Lisa submitted an offer, which was subsequently increased to secure the property prior to auction. The competition of the auction and the market activity / social proof at open homes was key to Lisa securing the property on terms & conditions acceptable to the Sellers
