Large Two Bedroom Apartment with Direct River Views!
The Plan
Sue & Melinda purchased the apartment, as an investment 4 years prior. Taking advantage of the market they decided to sell their investment property. The tenants lease ended and the property was prepared for sale, including, repainting, floor polishing and professional staging
An auction campaign was chosen, as achieving the best price in the market, on the best terms was important to Sue & Melinda. Timing was not. A 30 day settlement was preferred, however settlement dates were flexible
The Process
An extensive marketing campaign was planned including professional staging, professional photography, digital staging and both realestate.com.au and domain, to ensure the property was marketed both locally & interstate. A targeted buyer campaign focused on buyers who had inspected apartments in 4101 (West End, South Brisbane, Highgate Hill) in the last 90 days with budgets between $900,000 – $1,250,000 through Ray White West End, was also a key marketing strategy.
A four week auction campaign was initiated, however following the first inspection an unconditional offer of $1,340,000 was presented to the seller and accepted. This offer was over a complex record. The competition of the forthcoming auction was key in the buyer presenting their best offer.
The Result
The buyer engaged a Buyers Agent to represent them through the sale process and in the contract negations.
The competition of the forthcoming auction and the market activity / social proof at open homes was key in the Buyer presenting an offer prior to the Auction to secure the property.
