The Plan

Having purchased the property from Luke and Jim six years prior, Wade decided it was time to upsize and transition to his next home. To ensure the property presented at its absolute best, Wade prepared it for market by undertaking minor repairs and decluttering the home.

When it came to the sales strategy, an auction campaign was strategically selected. Wade’s primary objective was to secure the highest possible market price on the most favorable terms; because achieving a premium result was his top priority, the exact timeline of the sale was a secondary consideration. However, the contract terms themselves were critical. Having already secured his next property subject to this sale, Wade required a strict, fixed settlement to ensure a seamless alignment between the two transactions.

The Process

An extensive marketing campaign was launched to target both local and interstate buyers. This included professional photography, alongside premium listings on realestate.com.au and Domain.

A key strategy was a targeted campaign powered by Ray White West End, focusing on active buyers who had inspected similar homes in the 4101 postcode (West End, South Brisbane, and Highgate Hill) within the last 90 days with budgets between $1,750,000 and $2,500,000.

The Result

While a comprehensive four-week auction campaign was initially planned, a competitive offer of $2,200,000 was submitted and accepted following the second week of open inspections, resulting in a successful pre-auction sale.

This longer timeline gave the buyers the necessary flexibility to list and sell their property, while simultaneously providing Wade with the financial certainty and secure contract he needed to lock in his next home.
